Staging Tips for REALTORS®

Sarasota, FL. July 15, 2021 – Eighty-two percent of buyers’ agents said staging a home made it easier for a buyer to visualize the property as a future home; according to the National Association of REALTORS ®. Staging can be a tricky feat when the seller’s home has that ‘lived in’ feel. If you are working with a seller that has a home with a personalized look you will want to consider encouraging them to stage their home to help them reach their desired sale price and time on the market.

You can choose to find your seller a trusted staging company to achieve these goals, or you can assist them with some simple staging steps to make the home seem fresh and bright. Read on for some great staging tips from Inman News.

 Lighting – Natural lighting isn’t something you can purchase so you need to take an extra step for your sellers. Before showings make sure that all the shades and curtains are open to help illuminate the rooms. You will also want to make sure that the home has been thoroughly dusted and cleaned so no fuzzy dust bunnies make their appearance in the sunlight.

Artwork – Buyers like to envision themselves in your seller’s home, so it is best to depersonalize the place. Stash away the kid’s artwork they have taped up on the fridge and any family photos that are displayed. Have your seller visit the local discount stores and find some fresh yet generic artwork to sharpen things up.

Fresh Scents – Bring your sellers some fresh cut flowers and candles to bring in some fresh scents to the home. Suggest your seller get their carpets cleaned and find some quality deodorizing sprays for furniture and carpet.

Pets – Some buyers may have allergies and/or aren’t very pet friendly so if your seller has pets you will need to be a bit more thorough. Stay in communication with your seller and have a plan to relocate the pets during showings if possible.  Once the cleaning has been done and the pet odor has been removed be sure that any toys or litter boxes are tucked away somewhere out of sight.

Curb Appeal – The front yard is the buyer’s first impression of the home. Refer your seller to a reputable power washing company and gardening service to give the home a quick ‘facelift’. You will also want to encourage them to clean their mailbox or repaint their house number.
